1. Your property is advertised in multiple internet sites and the Multiple Listings for full exposure to potential tenants and real estate agents. Our advertising ensures that your property has worldwide exposure.
2. We do not charge an up-front fee. You do not incur any cost until your property is rented. 3. We cooperate and pay brokers and real estate agents who show your property to their clients. 4. We do not charge you a fee while your property is vacant. 5. We pass any service/repair fees to you without any upcharge. 6. We do not charge you a fee when the tenant renews their lease. 7. We do not allow potential tenants to let themselves in your property without a licensed real estate agent present for the showing. 8. We pick up the rent payment in person the first 2 months of the new lease to gain access and see that your house is being treated properly. 9. We visit your property twice a year to check for water leaks and replace HVAC filters. 10. We make sure your property is compliant with your HOA rules. 11. We do a walk through when tenant moves in and another when the tenant moves out. 12. Rent is collected and cleared in our account. Net proceeds (Total rent minus the management fee and any repairs reimbursements) will be deposited to your account before the 15th of the current month.
